Wednesday, October 21, 2026 | Huntington first. West Virginia next. Tri-State where it counts.

The lowest asking price on today's board belongs to an owner-listed Huntington house on a reported 1.07 acres. The price gets attention. Its condition and parcel facts will decide whether it deserves money.
Four active price cuts also cleared today's check. The courthouse board is tight, with three Cabell County sales scheduled Friday afternoon. Read the terms before you travel.
Today's order: start with 2017 Jefferson Avenue. Then compare the big square-footage cut at 432 6th Avenue with the cleaner, smaller file at 413 Linden Circle. Friday's courthouse sales move ahead of any casual showing request once the title packet is in hand.
Fresh finds are separated from returning calendar reminders below. No old reduction is dressed up as a new one.
*No listing-gallery photo met the exact-address standard for this property, so none is shown. Lead facts verified at the owner listing and corroborating FSBO mirror.*
Three bedrooms, one full bathroom and one half bathroom, with 1,477 square feet. The listing reports a 1.07-acre lot and a 1930 build. It also shows a partially finished basement. The owner posted it on September 4.
The seller describes an as-is house that needs work. No inspection report or repair bid is published. A supported resale value is also missing. The lot size is unusual for this block, so verify the parcel boundaries and access before giving the acreage any value.
Investor angle: the low entry price may leave room for a heavy rehab or a land-focused plan. That is only a screen. There is no verified rent or ARV. No profit figure is offered here.
Risks: confirm the roof, foundation, plumbing, electrical service and utilities. Order a survey review and title search. Check zoning and flood exposure. Price insurance and utility work before writing an offer. Do not rely on an online tax value as market value.
Next action: contact the owner through the listing page. Ask for access and disclosures. Request any repair records separately. Bring a contractor and verify the parcel before setting a price ceiling.
Preliminary screen: watchlist — formal scoring methodology still in testing, numbers withheld until verified.

A price cut creates a research lead. It does not prove a bargain. These four active listings were checked against their current detail pages today.

Seven bedrooms, 3.5 bathrooms and 3,749 square feet. The listing shows a cut from $199,000 to $174,500 on October 14. It also advertises second living quarters.
The size and layout are the angle. Do not underwrite separate units until the city confirms lawful use. Check utility separation, permits, fire safety and current code status. Get condition-matched sold comps before treating the low price per square foot as value.
Preliminary screen: watchlist — formal scoring methodology still in testing, numbers withheld until verified.

Three bedrooms, 1.5 bathrooms and 1,430 square feet. The current record shows a September 23 cut from $164,900 to $145,000. The listing advertises an updated kitchen, refinished floors and flexible basement space.
This looks cleaner than most low-price files, but the current ask sits inside the listing site's broad automated value range. Treat that range only as a rough screen. Verify the basement's condition and moisture history. Confirm lawful use, then pull recent closed sales before deciding whether the cut created room.

Four bedrooms, 1.5 bathrooms and 1,982 square feet on a reported 6,534-square-foot lot. The current page shows an October 14 cut from $165,000. It also flags a moderate flood factor from a third-party model.
Older construction and flood exposure belong in the first call. Get an insurance quote and check the official flood map. Then inspect the foundation and major systems. The cut alone does not support an ARV.

Three bedrooms, three bathrooms and 3,182 square feet on a reported 2.8 acres. The property is in Wayne County. The listing advertises an in-ground pool and a wooded, sloping lot.
The square footage and acreage are the screen. Access, drainage, pool condition and hillside work can change the budget fast. Confirm county records and usable acreage. Verify the septic or sewer setup before comparing it with city properties.

The platform lists a bank-owned single-family house with three bedrooms, 1.5 bathrooms, 2,302 square feet and a 0.25-acre lot. The duration shown is October 25 at 5:00 a.m. through October 27 at 5:00 a.m. Pacific time. That converts to an 8:00 a.m. Eastern start and close. Confirm the live clock before registering.
The terms call for cash, a special warranty deed, proof of funds within 48 hours, and an earnest-money deposit equal to 5% of the purchase price or $2,500, whichever is greater. A $55 document fee applies. The property is offered as-is and subject to seller acceptance. The reserve is not published.
Next action: download the purchase agreement and title material before the auction opens. Treat the property as occupied unless the seller gives written access. Do not enter it.

*No loadable listing-gallery photo exists for this property — the listing portal's image host does not resolve. Lead verified at the listing detail page.*
Cincinnati FSBO: 2 bedrooms, 2 baths, 1,428 square feet at $64,900, about $45.45 per advertised square foot. The listing describes the house as move-in condition.
At $64,900 the ask sits roughly 72% under Cincinnati's ~$235K city median. That is the screening signal, not a valuation. VirtualFSBO listings show no posted dates, so confirm the listing is current and the house has not already sold.
Investor angle: two full baths at this price point is unusual. If the condition checks out, the per-square-foot cost leaves room for a repair budget.
Next action: confirm the listing is live. Verify condition in person and get independent contractor pricing for anything deferred.
Preliminary screen: watchlist — formal scoring methodology still in testing, numbers withheld until verified.
*No loadable listing-gallery photo exists for this property — the listing portal's image host does not resolve. Lead verified at the listing detail page.*
Lexington FSBO: 3 bedrooms, 2 baths, 1,030 square feet at $100,000, about $97.09 per advertised square foot. The listing describes a smoke-free, pet-free house with an open layout.
At $100,000 the ask sits about 58% under Lexington's ~$240K city median. That is the screening signal, not a valuation. VirtualFSBO listings show no posted dates, so confirm the listing is current and the house has not already sold.
Investor angle: a sub-$100K three-bedroom in a $240K-median city is the screen. Condition is the whole question here.
Next action: confirm the listing is live. Walk it with a contractor and verify the major systems before underwriting anything.
Preliminary screen: watchlist — formal scoring methodology still in testing, numbers withheld until verified.

A new Cabell County notice identifies tax certificate 2025-C-000211 and parcel 12-0089-0000-6001. The purchaser has requested a deed on or after February 1, 2027, unless the property is redeemed by January 31, 2027. The notice states $2,251.32 as the amount required for redemption at publication.
This file remains in the redemption stage. No bid is being solicited. Owners and lienholders named in the notice may still have rights. An investor should avoid contacting occupants or assuming ownership will transfer.

The West Virginia Auditor's county-collections page says land-sale bids are closed for processing and are scheduled to reopen November 2 (checked this morning; the page would not reload at press time). No open parcel from that portal is being promoted today.

On October 19, Ohio's Eleventh District Court of Appeals dismissed the appeal in U.S. Bank National Association v. Shaffer, 2026-Ohio-4102. The foreclosure decree left the claims and lien priorities of two junior lienholders for later. That meant the order was not final and appealable, even though it included no-delay language.
What to do now: on an Ohio foreclosure file, read the decree and docket for the treatment and priority of every lienholder. Do not assume the case is final just because foreclosure was granted. Have Ohio title counsel check the decree and sale confirmation. Counsel should also review the recorded deed before funds move.
This is an Eleventh District appellate decision. It provides general legal information. Get advice for a specific property. No newer deal-specific West Virginia or Kentucky change cleared today's check.

The order below ranks research urgency only. It does not predict returns.
1. 2017 Jefferson Avenue: verify the parcel and walk the house before discussing price. The unusual acreage claim comes first. 2. 432 6th Avenue: ask the city about lawful use and pull condition-matched sales. The cut and size justify the call. 3. Friday's three Cabell sales: order title work and confirm cash terms now. No posted opening bid means there is no safe shortcut. 4. 413 Linden Circle: check the basement, moisture history and closed comps. The presentation looks cleaner, so the margin needs proof. 5. 66 Marne Drive: read the bank-owned purchase agreement before the online auction opens. Reserve and current condition remain unknown. 6. 54 Hubbards Heights and 314 Buffington Street: price access, drainage, flood and insurance risk before treating either cut as value.
Today: request access at 2017 Jefferson and pull the Friday trustee packets.
Friday, October 23: Cabell courthouse sales are scheduled at 1:00 p.m. and 1:02 p.m.
Sunday, October 25: the Marne Drive auction is shown starting at 8:00 a.m. Eastern.
Tuesday, October 27: Marne's online window is shown closing at 8:00 a.m. Eastern. Hildacrest Lot 57 is set for 10:00 a.m. at the courthouse. Recheck every status before acting.
